How much does bathroom fan cleaning cost?

Bathroom fan cleaning costs $99 per fan. The price covers taking the grille down and washing it, cleaning the blower wheel and motor housing, clearing the accessible duct to the roof or wall cap, and checking airflow with the fan running. A house with three bathrooms is $297, done on the same visit, and there is no minimum.

A bathroom fan moves a small amount of air through a small duct, so it does not take much to stop it. Dust and lint build a felt on the blower wheel, the motor slows, the duct to the roof narrows, and the mirror stays fogged after every shower. We take the grille down, clean the wheel and housing by hand and with the vacuum, clear the duct from the fan end and the cap end where we can reach them, and put it back together running.

Most Bay Area bathrooms have a ceiling fan that vents through the attic to a roof jack, or through a wall to a small hood. Many older homes vent the fan into the attic and nowhere else, which is against code and grows mildew on the roof sheathing. We will tell you if that is what you have. Newer homes and remodels usually have a quiet inline or ceiling fan with a longer flexible run that kinks and holds dust.

What's not

  • Fan replacement or motor swaps. If the motor is dead or the bearings howl with a clean wheel, we tell you and you or an electrician replace the unit.
  • New duct runs or roof jacks. Fans that dump into the attic need a duct to the outside, which is a contractor job.
  • Mold remediation. If we see growth on the ceiling or in the fan box we point it out and stop there.
  • Heater and light combination units where the heating element cannot be safely removed.

Process

How the visit goes

    Grille down

    The grille comes off its spring clips and goes into a wash. We look at the wheel, the motor and where the duct goes.

  2. 02

    Wheel and housing

    The blower wheel comes out where the fan allows it and gets cleaned by hand. The housing and motor get vacuumed and wiped.

  3. 03

    Duct and cap

    We brush and vacuum the run from the fan end, then open the roof jack or wall hood, clear it and free the flap.

  4. 04

    Reassemble and test

    Wheel back in, grille back on, fan running. We check airflow at the grille and at the cap outside.

  5. 05

    Report

    You hear the difference and see what came out. If the fan vents into the attic or the motor is failing, we say so.

How long does bathroom fan cleaning take?
About 30 to 45 minutes per fan. A fan with a short run to a wall hood is on the fast end. One that vents through the attic to a roof jack we can reach takes closer to 45 minutes.
How often should a bathroom fan be cleaned?
Every 2 to 3 years for a family bathroom that gets daily showers, and every 3 to 5 years for a guest bath or powder room. If the grille looks furry or the mirror has started staying fogged, it is due.
Do you clean every bathroom fan in the house?
Yes, and that is the usual call. Each fan is its own line at the same price, done on the same visit. Tell us how many bathrooms have a fan when you book so we plan the time.
What if my fan vents into the attic instead of outside?
We still clean the fan, and we tell you what we found. A fan that dumps warm wet air into the attic grows mildew on the roof sheathing over time. Running a duct to a roof jack is a contractor job, and we can describe what it involves, but we do not install it.
Can you replace a bathroom fan?
No. We clean the fan you have. If the motor is dead or the bearings are loud with a clean wheel, we tell you the fan is at the end of its life and you or an electrician swap it. There is no charge beyond the cleaning for that opinion.
Do you clean laundry room and utility fans too?
Yes, the same way and the same price. A ceiling exhaust fan in a laundry room, half bath, or utility closet counts as one fan.
Why does my bathroom still smell musty after cleaning?
If the fan is pulling well at the grille and the cap outside, the smell is coming from somewhere the fan does not reach: grout, a slow leak, or a wet subfloor. We will tell you the fan is fine so you can look elsewhere instead of paying for a second cleaning.
Is a dusty bathroom fan a fire risk?
It can be. Dust and lint packed around a fan motor hold heat, and product safety recalls over the years have involved bathroom fan motors that overheated. Cleaning the wheel and housing removes the fuel, and we tell you if the motor runs hot with a clean wheel.
Can I clean the bathroom fan myself?
You can wash the grille yourself and you should. The blower wheel, the fan box and the duct above the ceiling are the parts that need the vacuum and the brushes, and the roof or wall cap is where the blockage usually sits. That is the part we do.
