What we find in Mountain View homes

Mountain View is a city of renters and of Eichlers, and both change how we work. More than half of the housing is rental, much of it in apartment and townhome complexes built since 2000 along Middlefield, El Camino and in North Bayshore. Those units have small sealed duct systems with 6 to 9 vents and long dryer runs to a roof or shared wall. Property managers call us between tenants, and we work with lockboxes.

Monta Loma is one of the largest Eichler tracts in the Bay Area, 1950s homes with radiant slab heat and no ducts unless someone added air conditioning. If your Monta Loma home has ceiling registers, it has a retrofit attic system with flex duct threaded through a flat roof, and those runs are worth a look. Cuesta Park, Waverly Park and the streets around Springer are 1950s and 1960s ranch homes with conventional under-floor or attic sheet metal. Old Mountain View near Castro Street has bungalows from the 1920s to 1940s with crawlspace retrofit duct.

Mountain View also remodels constantly, and a kitchen or bath remodel with the furnace running fills the ducts with drywall dust. New owners after a remodel are a steady Mountain View call.

Air and dust in Mountain View

Mountain View sits between the bay and the foothills, and the North Bayshore and Shoreline neighborhoods get the baylands dust in late summer. The 2020 fire season put the city in the unhealthy range for weeks, and homes that ran their systems pulled ash into the returns. Spring pollen is mostly street trees and grass.
