No. The $349 service covers the ductwork, trunk lines, plenums we can reach, and the register covers. The blower and evaporator coil inside the furnace are a separate job. We check your filter and tell you what we see.

Every supply register and every return grille counts as one vent. A return is the large grille, often in a hallway ceiling or wall, where air gets pulled back to the furnace. Most homes have 1 or 2 returns and 8 to 14 supplies.

Every 3 to 5 years for most Bay Area homes, sooner after a remodel, a rodent problem or a heavy smoke season. There is no rule that fits every house. If you pull a register and the first foot of duct is clean, you can wait.

No. The vacuum keeps the system under negative pressure, so loosened dust travels to our collection drum instead of out the registers. We put drop cloths at every opening and wipe down the register areas when we are done.

Yes. Flex duct gets air whips instead of hard brushes so the inner liner is not torn. If a flex run is crushed, kinked or disconnected in the attic we will show you a photo and tell you what a repair would involve.

No. We clean mechanically with vacuum and agitation. We do not spray sanitizers or deodorizers into ductwork.

We stop. Cement-board and some paper-wrapped ducts in homes built before 1980 can contain asbestos, and agitating them is the one thing you should not do. Get a sample tested first. If it tests clean, we clean it.

It is worth it when there is something in the ducts to remove: remodel dust, rodent debris, years of buildup, or a smoke season that coated everything. It is not worth it on a 3-year-old house with clean registers. Pull one register cover and look. We will tell you the same thing on the phone.

Residential range hood and kitchen exhaust cleaning costs $169. That covers filter degreasing, the hood interior and fan, and clearing the exhaust duct to the exterior cap. Commercial and restaurant hoods are priced after an in-person visit because the duct length, fan and grease load vary too much for a flat rate.

Yes. Recirculating hoods have no duct to the outside, so the job is the filters, the housing and the fan. We do not include the replacement charcoal filter, but we will tell you which one to buy.

A greasy hood is a fire risk. Grease in the hood and duct is fuel sitting directly above the cooktop, and a flare-up can ignite it. Keeping the filters, fan and duct clean removes the fuel.

Bathroom fan cleaning costs $99 per fan. That covers the grille, the blower wheel and housing, the accessible duct to the roof or wall cap, and a run test. Two fans are $198, three are $297, all on one visit. Most people add it to an air duct or dryer vent appointment, and the price is the same either way.

We still clean the fan, and we tell you what we found. A fan that dumps warm wet air into the attic grows mildew on the roof sheathing over time. Running a duct to a roof jack is a contractor job, and we can describe what it involves, but we do not install it.

No. We clean the fan you have. If the motor is dead or the bearings are loud with a clean wheel, we tell you the fan is at the end of its life and you or an electrician swap it. There is no charge beyond the cleaning for that opinion.

Yes, the same way and the same price. A ceiling exhaust fan in a laundry room, half bath, or utility closet counts as one fan.

If the fan is pulling well at the grille and the cap outside, the smell is coming from somewhere the fan does not reach: grout, a slow leak, or a wet subfloor. We will tell you the fan is fine so you can look elsewhere instead of paying for a second cleaning.

It can be. Dust and lint packed around a fan motor hold heat, and product safety recalls over the years have involved bathroom fan motors that overheated. Cleaning the wheel and housing removes the fuel, and we tell you if the motor runs hot with a clean wheel.

You can wash the grille yourself and you should. The blower wheel, the fan box and the duct above the ceiling are the parts that need the vacuum and the brushes, and the roof or wall cap is where the blockage usually sits. That is the part we do.
