What we find in Sunnyvale homes

Sunnyvale has a duct question that most cities do not: does the house have ducts at all? Joseph Eichler built several tracts here in the 1950s and 1960s with radiant heat in the concrete slab and no ductwork. Many of those homes have since had air conditioning added, which means an attic air handler and flex duct dropped through the ceiling. If your Eichler still has only radiant heat, you do not need us. If it has ceiling registers, it has a retrofit system that was installed into a house never designed for one, and those runs are often long, tight and full of insulation debris.

The rest of the city is more conventional. Cherry Chase, Ortega Park and Birdland are 1950s and 1960s ranch homes with a gas furnace in a closet and sheet-metal duct under the floor or in the attic. Lakewood and the streets north of 101 are similar. Downtown Sunnyvale and the Lawrence Expressway corridor have added thousands of apartments and townhomes since 2010 with small sealed systems and long dryer runs.

Sunnyvale homes also see a lot of remodel work, and a kitchen remodel with the furnace running is the fastest way to fill a duct system with drywall dust. New owners after a remodel are our most common Sunnyvale call.

Air and dust in Sunnyvale

Sunnyvale sits on the flat valley floor between the bay and the foothills, and during the 2020 fire season the city spent weeks in the unhealthy range. Baylands wind carries fine dust in from the salt flats in late summer. Spring pollen is mostly grass and street trees rather than the foothill oaks.
