What we find in Saratoga homes

Saratoga divides at the foothills. The flat part of the city, the Golden Triangle between Saratoga Avenue, Prospect and Lawrence, plus the streets around the Village, is 1950s and 1960s ranch homes on large lots with a furnace in the garage and sheet-metal duct under the floor or in the attic. Many have been expanded or rebuilt into two-story homes with two systems.

Up the hill, in the Saratoga Hills, along Pierce Road and Big Basin Way and toward Montalvo, the homes are 1960s to 1980s custom builds on hillside lots with long duct runs, crawlspaces that follow the slope, and attics with rodent traffic from the surrounding oaks and creeks. Rodent debris in duct runs is a Saratoga specialty, and we photograph it and tell you when the damage needs a contractor.

The hillside neighborhoods sit in the wildland urban interface. The 2020 CZU fire came within a few miles and the smoke sat on the hills for weeks. A clean chimney flue with a working spark arrestor matters more here than on the valley floor.
